What is the Multiple Listing Service (MLS)?

The MLS is a database of information for property. When a property is listed with a Realty Firm, the property information and pictures get put into the database. When a property is sold, it is taken out of the database. 

Realtor’s are the only people who have access to the MLS. It is not available to the public. With this database, Realtor’s are able to locate the type of property their client is looking for – which makes their job more accurate and convenient. 

Why the MLS works for Home Sellers:

Over 90% of homes are sold through the MLS. Being placed in the MLS expands a home seller’s sales force by thousands, exposes the property to a larger number of prospective homebuyers, and creates more demand for the property. The higher the demand, the more pricing power for the homeowner – and the quicker a home will sell.

What We Do For Free

1.  List your home in the Realtor's MLS.

The MLS (Multiple Listing Service) was created by Realtors and is only accessible by Realtors.  The MLS is a database of information for property, which Realtors search when looking for property.  Research shows that over 90% of homes are sold through the MLS!

2.  List your home on Realtor.com.

After a home is listed in the MLS, it will appear on Realtor.com, the public access site, exposing your home to 6.6 million buyers a month!  The only way to have your home listed on Realtor.com is by having it listed in the MLS. 

3.  List your home on FranklinBell.com. 
              

Post pictures and a detailed description of your home.  You will also receive access to flyers and FAR approved documents and forms.






 

 

 

 



How We Do It For Free

Franklin Bell Realty receives a small administrative fee from the Buyer's Agent's Commission when your home sells.  This is a nominal fee and is standard in the real estate industry.

Additionally, Franklin Bell Realty offers additional products and services to our clients.  We believe that sellers who wish to sell their house should have access to do so, and if they need additional help, we are here to help.  Some of the additional products and services we offer include contract preparation, virtual tours (to enhance your Realtor.com listing), and lockboxes.  These products and services are available; however, our clients are under NO OBLIGATION to purchase any of them.

How To Earn the Buyer's Incentive

The law states that we cannot represent you in the purchase of a property if you are obligated to working with another agent or broker.

In order for Franklin Bell to receive a commission, and in turn, you receive a rebate, you must make it clear that Franklin Bell is representing you as your broker by following these steps:

  • Telling the listing agent you are represented by Franklin Bell.
  • Making any offers for the home through Franklin Bell.

Please Note:  If Franklin Bell does not represent you, you will not receive a rebate.

Making An Offer

When you are ready to make an offer, the process is simple.  Simply fill out the necessary information online and submit it with one click to one of our licensed agents.  Franklin Bell's licensed agents then prepare the official offer documents and return them to the home buyer for review.  Once approved, we submit the offer.  It's just that simple. 

Franklin Bell Agents Are Different

Unlike traditional agents, Franklin Bell Agents are not paid on a commission basis.  Their pay does not depend on how many houses they sell.  Instead, they are paid a salary, so there is never any pressure.  Our agents want to make sure you find the home that's right for you and providing you with first class service is of utmost importance.  Your Franklin Bell licensed agent is here to help make the process of buying a home proficient, pleasant, and professional. 

When You're Ready To Buy

While pre-approval is not required for making an offer, it definitely helps.  Home sellers like to know they are dealing with someone who is qualified and not going to waste their time.  You can secure a pre-approval letter by using one of our preferred vendors or you can choose your own. 

Management Of Your Offer

Once the contract has been signed, Franklin Bell sends the contract over to the listing agent.  Franklin Bell will then notify the home buyer when the offer is accepted, rejected or countered.  Your licensed agent will keep you up to date on the status of offer.

Franklin Bell Rebate

Within 14 days after closing, you will receive a check for 50% or 75% (depending on the sale price) from Franklin Bell Realty for our commission. 

There are no limits on the amount you can earn!  If we receive a commission, you get your portion of it.  

How the Commission Works

When a seller decides to list their property with an agent, they negotiate the commission they are willing to pay to both the buyer's agent and their selling agent.  This is usually around 6%, but does vary. 

Example:  If a seller pays 6% commission on a $300,000, 3% would go to the listing agent and 3% would go to the buyer's agent.  Therefore, Franklin Bell would receive a commission of $9,000, giving the home buyer $6,750 in rebated commission!  Now that's a lot of money to buy some of the extras for your new home!

 


 

 Frequently Asked Questions

1.  Can we sell our home ourselves?

Absolutely! By listing with Franklin Bell Realty, you retain your “by owner” status, which means that if you find a buyer who is not working with an agent, you pay NO COMMISSION! By listing with a traditional realty firm, you lose your “by owner” status, and will be required to pay commission.  With out exclusive right to sell listing agreement, you must still inform us of any potential transactions, but you are not obligated to pay a commission to us unless you've opted for Seller's Representation.

2.  Who will be showing my property?

Either you or a licensed real estate agent will be showing your property. Your contact information will be listed in the MLS. If a Realtor is going to show your property, they will always call and let you know. Additionally, if someone calls you directly, you have the right to show your home.  

3.  Are there any hidden costs?

No!  We list your home ABSOLUTELY FREE!  At closing, you pay the Realtor who found the buyer (the Buyer’s Agent) the percentage you specified in the listing contract. If you sell your home yourself, you do not pay any commission.  The only fees paid are those associated with closing including a small document retention fee of $28.43 per year.  The only other charge is the $300.00 which gets deducted out of the pre-negotiated buyer's agent commission.  For instance, if you agree to offer a buyer's agent 3% commission on a $100,000, that agent will actually get paid $3000-$300 = $2,700.00 with the $300 coming to Franklin Bell.  This is commonly referred to in the industry as a listing fee, and even many full service realtor's charge the same fee.  The document retention fee is the only other fee you pay which is $28.43 per year for the 7 year document retention period.  All fees come out of closing so you don't have to worry about the hassle of paying before you list!

4.  Who handles the negotiation of the sale of my property?

You, as the homeowner, will negotiate the offer directly with either the buyer or the buyer’s agent.

Franklin Bell Realty offers different services, some of which include contract review and negotiation between the buyer / agent and seller.  These additional services are available for purchase.  Or you can opt for Seller's Representation which gets all those services plus more for 1% of the purchase price!

5.  Does the homeowner have access to the MLS?

No. Only licensed agents have access to this database.  If you're not a licensed real estate agent and member of the MLS you cannot list your property in the MLS.  However, the MLS is viewable by all through Realtor.com and Franklinbell.com's IDX by going to FranklinBell.com then clicking Search Listing, and Search the MLS. 

6.  How do we make changes to our listing?

You may make changes to your listing at any time.  Simply login to FranklinBell.com and manage your listing 24/7/365.  Some changes will automatically notify Franklin Bell Management, such as price or status changes.

7.  Does the homeowner have to put Franklin Bell’s sign on the property?

The owner has two choices: they can have the Franklin Bell 'For Sale' sign on the property or no sign at all. Realtor’s will look for the Franklin Bell sign when locating the property; therefore we advise the use of the sign. Additionally, the buyer is likely to generate leads off the sign. 

8.  How long does it take for our MLS listing to appear on the Realtor’s MLS and Realtor.com?

 

Once you sign up for your listing, we will upload your listing within 24 hours. 

Realtor’s will have access to your information immediately. Realtor.com and other public domains feed off the MLS and generally take 24-72 hours to upload.

  • Flyer Creator - This feature allows users to print professional quality flyers to place in their home during open houses, to pass out to neighbors and friends, or to put in a flyer box.  The flyers allow for multiple layouts that show pictures of the property as well as the sellers description, contact info, and property features.
  • Access to Forms - Several easy to use contracts, addendums, and other forms are available in PDF form for customers to fill in and print out, or fill in by hand.  Access to these forms gives home sellers the tools they need to sell their homes.
  • Free Access to Realtor.com - Realtor.com is the country's leading real estate website, and with a Franklin Bell Free MLS package, your listing will automatically be placed on Realtor.com!*
  • Free MLS Listing - At the home sellers option, your listing will be placed in your local realtor's MLS at no cost to you.  This provides local realtors with the details on your property so they can show your home to qualified buyers.*
